This document outlines the plan to build a custom investor management system — called the Prospectus Platform — that will help you raise capital for Heaven's Rest Memorial Park.

The platform does three things:

The goal is simple: put serious investors on the phone with you. Not to manage spreadsheets or write emails by hand — the platform handles all of that so you can focus on conversations.

Why Baby Boomers Matter More Now Than in 2015

In 2015, the oldest baby boomers were 69. In 2026, the oldest boomers are turning 80 — and every single one of them is between ages 61 and 79. This generation is now in its peak pre-planning years. They are thinking about this. They are buying.

The window to reach this generation before they need a cemetery is right now. This is the strongest possible timing for the Heaven's Rest pitch.

Key insight: Cemetery prices have risen 17%+ in a single year (2023–2024 alone). The DFW market has been supply-constrained for years. Heaven's Rest enters this market at an ideal moment — new supply, competitive pricing, active sales force — while competitors remain passive and increasingly unaffordable.

💻The Platform — What We're Building

The Prospectus Platform is a private web application — accessible on your phone or any computer — that manages your entire investor outreach process. Here's how the flow works from your perspective:

How It Works — Step by Step

You give us a list of potential investors. Names, emails, phone numbers — whatever you have. We can also help you build this list. You upload the CSV file to the platform once.

The platform sends personalized emails automatically. Each investor receives a personal email from you (Dennis Hodge) with a private link to your investment overview page. No one can see each other's link.

Investors visit your private overview page. The page walks them through the Heaven's Rest opportunity — the DFW market data, your financials, the three investment tiers, and the team. Each page view is tracked silently.

The system scores their engagement automatically. Every action scores points: reading slides, time spent on page, submitting questions, returning for a second visit, and clicking "I'm Interested." The higher the score, the hotter the lead.

You open the app and call your top leads. You see a list of "Hot Leads" sorted by engagement score. You know exactly who read everything, who asked questions, and who expressed interest. You tap "Call Now" and the phone dials.

A voice assistant reads your dashboard aloud. Because we know you prefer audio, the orange button in the bottom-right corner of every screen reads what's on it aloud. "You have 3 hot leads. Robert Chen scored 85 — he viewed 8 slides and asked 3 questions."

The platform sends three emails over a one-week period — automatically, without any action required from you after the initial send. Each email comes from your name.

Follow-Up (Non-Openers Only)
Automatically sent only to people who haven't opened the first email yet. Friendly reminder with the same portal link. Subject line: "Did you get a chance to look at this?"

When you're ready to scale: If you're sending hundreds of emails per day and need advanced deliverability, upgrading to Resend's paid plan costs $20/month and removes the daily cap. Everything else remains free regardless of volume.

Dennis prepares an initial investor list. Any names, emails, or phone numbers you have — former business contacts, real estate professionals, investment club members, referrals. A spreadsheet (Excel or CSV) with columns: Name, Email, Phone, Company is ideal. We'll import it directly.

Update the proposed Heaven's Rest pricing. The 2025 DFW market supports substantially higher plot prices than 2015. Before investor outreach begins, we recommend reviewing and revising the per-plot pricing and ROI projections with current contractor estimates. This strengthens the investment case significantly.

Platform goes live — Dennis uploads the list and sends the first emails. Target: 2–3 weeks from now. At that point the full platform is deployed, the investor overview page is live, and the first outreach batch can be sent. The platform handles everything from there.
